UCF reported more than 70,000 students and more than 13,000 employees for the 2025–2026 academic year. Central Florida Research Park sits beside the university and includes more than 140 companies and thousands of employees working in technology, defense, simulation, engineering and related fields.

Waterford Lakes generally has the more direct relationship with this employment corridor. The community sits south of UCF near Alafaya Trail and State Road 408. For someone working on the southern side of Research Park, Waterford Lakes may reduce the number of major intersections and miles involved in the commute.

Oviedo is also practical for many UCF and Research Park employees, particularly from neighborhoods near the southern and eastern sides of the city. The exact route may use Alafaya Trail, State Road 434, McCulloch Road or State Road 417.

The important phrase is “exact route.” A home on one side of Oviedo may have a dramatically different commute from a home on the other. Waterford Lakes also has internal traffic patterns that can affect the time needed to reach Alafaya Trail or State Road 408.

Oviedo: A Broader and More Varied Housing Market

Oviedo is a city and a much broader real estate search than Waterford Lakes.

Buyers can compare older neighborhoods, established subdivisions, gated communities, townhomes, newer construction and properties with larger lots. Housing age, HOA structure and neighborhood character can vary substantially from one part of Oviedo to another.

Communities such as Alafaya Woods, Twin Rivers, Live Oak Reserve and The Sanctuary appeal to different buyers for different reasons. Oviedo on the Park introduces another housing pattern with townhomes and residences near Center Lake Park, restaurants and community events.

Center Lake Park includes an amphitheater, splash pad, playground, dog park and public gathering spaces. That gives central Oviedo a recognizable civic destination rather than relying entirely on commercial shopping centers.
